Much like one of the other forum members that responded, I have a tab for each property, a tab that's a master data sheet (all backup for all properties), a linked tab that flows into a P&L/Income Statement and I match up the categories to the tax forms. 

Your dealing with different people with numerous personalities.

You'll see SchE has a bunch of categories for deductions... 

I would be able to recommend a few people in each category.

Turns out someone stole the defendants identity for numerous things including renting the apartment.

The mediocre ones fail in one of these categories and will let you down.

I have done numerous commercial mortgages and never had an issue with seasoning.

There are a lot of different forum categories and there's certainly a couple that will address your specific needs.The best way to learn is NETWORK!!!
