Too often owners depend on everything working out great and then all of a sudden a tenant doesn't pay, a roof has a leak, the HVAC needs to be replaced, etc and they are stuck because they only cash flow $50/month in the perfect scenario.

If you had to displace a tenant due to circumstances outside of your control (like major water leak) the tenant is only entitled to a prorated rent credit.

When I got the report I was super overwhelmed lol -- I wasn't sure what to expect because it was my first one with a house that old... but I had the seller fix a few things, my electrician did a few things, the plumber fixed a few leaks, the house has a swamp cooler that I had to have looked at, and my dad and I did the rest!

Water intrusion through no fault of the tenant that causes mold would be on owner most times although tenants failure to report water intrusion (or any maintenance issue like a leaking pipe) that results in mold makes them somewhat culpable for the resulting additional damages caused by their neglect (mold).

If the roof is a flat metal roof, see if it has at least a 2% slope on it, otherwise it is vulnerable to roof leaks especially in a rapidly melting snow.
