parties never divorced.. estate was never probated because it just was not something the family new about or worried about.. title could be for ever clouded.. so the chance of someone coming back and making a claim is pretty slim to non.. but you have to pay cash get a great deal. and take on that small risk..

I find TX and FL appealing based on long-term continued growth potential AND the lack of state income tax (I know, I know, as a Californian I am still subject to paying CA state income tax on income derived from tax-free states... but I honestly cannot imagine myself being here forever the way our taxes keep going).Some of the cities I have been scoping out for strong cash flow potential include Jacksonville, Tallahassee, Abilene, and Wichita Falls, plus a bunch of 'small country town' type places in Texas (e.g., Brownwood).

That seven years of ballpark consistency from 2012 to 2019 meant a lot of advice got handed out as "forever and always" type advice, but I'd argue that's no longer necessarily valid (I'm not staking out a position either way).The reality is that we're in for turmoil for the foreseeable future, at least another year or so.
