Ideally, you need to work with a resourceful investor-focused real estate agent who can bring you opportunities or source your deals off-market (aka below market value).

Also if you can get an agent list it for you on the MLS and provide some commission to the agent who finds you a tenant.

The seller only knows what you/your agent told and/or given them ie the pre-approval included in the offer.

I have a buyers agency agreement with a real estate agent in the county that this property is located.
