Something I've noticed is many properties are listed with the '12 (pre-AVI) assessment so you have to be careful before you get too excited about the numbers and ensure you're looking at the post-AVI tax burden.

He's right, MLS is very hard to compete for any good deals and there are lots of bidders at tax deed and foreclosure sales.Problems like these create incredible opportunities for those creative enough to think outside the norm.

(not because they are pulling a fast one) They wanted to give the tenants a chance to get a VA loan to buy it, but they can't get financed right now.It might come down to them figuring out which they want more, husband coming home or tenants staying in place but I'm sure there's a way (albeit a creative way) to achieve both.
