Help a newbie

Hi everyone I am a "newbie" wholesaler looking real reliable advice on how start off and actually get results back. I don't have too much money to spend on advertising. My problem is not really so much in finding cash buyers it is more so in finding sellers. Any advice will go a long way in helping my growth.

Consider doing some piggy back marketing with local agents, where you would partner on a direct mail campaign. The key to selling it is this: out of every 100 people you talk to, 50 of them will eventually go on to list. 40 of them will be tire kickers. 10 will really need to sell, and of those, 1 or 2 will be standard wholesale deal worthy, while the other 8 will need a more complicated strategy, such as sub 2.

You need to find a way to monetize those 58 motivated people that you wont be doing a deal with. An agent can't legally pay you for a referral, but nothing says they can't chip in for your mutual marketing campaign. Those other 8 may be short sales, lease options, wraps....whatever. if its not one of your exit strategies, find someone who can use it and split the deal, get a referral fee, etc.

Monetize your "trash" leads and you'll never run out of marketing dollars.
