Since the value is so far below the mortage balance, a short sale is the only hope of getting a deal on this property.A subject to with an underwater property might make sense if the property is only a little underwater and the loan has very good terms.

J Scott,I've found that even with a good price and a good house, it is still difficult to stand out on the MLS because there is so much competition.Has anyone had any success with other methods such as fliers, newspapers, postcards, FSBO sites, craigslist, etc.?

So I know people who are wealthy that only do retail and they couldn't tell you anything about another asset class.Their level of knowledge is so high in that one field that they can make money and returns in any market and know the cycle hitting way before anyone else.During the boom times some companies ventured out into un-chartered territory and got burned pretty bad.

At least this is the way it should function with rational buyers...I'm not sure what the paper community does here or if this really happens much since the partial duration is so short.I would love to hear why this isn't the case if I am missing something.Mini balloons or "bubbles" distort the modified duration for series of cash flows based on how things are structured and thus should make the instrument more or less sensitive to interest rate changes.

That said, you may want to invest in a highest and best use report to see if a demo and re-build of the highest and best report findings will be more beneficial.Land development is so much fun in my opinion, just keep in mind costs to build right now are far higher than to buy existing.

I did want to use HML because of cost.I am going to try to talk the Williams and williams personel tomorrow but the closing manager, she is so not responsive.
