closing on a 9 bay self serve car wash

Does anyone have experience in running a car wash? The deal was to good to pass up and though its invariably a real estate play, there is obviously a business aspect to it. There is competition within 3 miles of my location with full service expresss washes. My options are to get the self serve property fully operational as the property is not currently in business and then look to flip it as an operating car wash within 12 months. The property is in primo shape and only 5 yrs old. the land value is double what I paid alone as it is smack dab in the middle of a busy shopping center. The other option is to turn it into a FULL service wash where I know it would be slammed 12 hrs a day but I dont care to be in the car wash business. Does anyone have experience with this type of property. Option 3 is demo it and sell the land(hard in this environment)

Self service car washes (like coin laundry mats) are cash cows and much of the income can go unreported (its cash!!!)
Why not get it operational and keep the free income!!!!!!
