I have a great cash flowing LTRs and just started looking into MTR/STR space in Boston and surrounding areas.

It sounds like you’re off to a fun start—just remember, when it comes to your first acquisition, don’t let it go to “foreclosure” or you might find yourself in a “rehab” situation!

City of San Diego has passed anti STR regulations that start next summer.  

Right now, our DSCR rates are starting at 6.875% for folks with good credit and experience.

@David C. when I started protecting my assets over 10 years ago Statutory Trusts were not around. 

I think this would be more of a long-term hold for cashflow purposes, however it seems minimal to start, and I feel there is likely little to no appreciation with this property. 

I'm finally about to get started and decided to go the "build to rent" route.

I own 2 small LTRs and want to wholesale to earn some capital so I can start flipping and STRs. 

I started with an afternoon every other week, which was changed to an afternoon every week.So I put issues into 3 buckets: emergency (a pipe is leaking), within 24 hours (toilet running), and non-pressing (a door is not closing on its own), which is where most things landed and are handled that way.
