We purchased a property in CA that closed 3 weeks ago, the previous owner had a roommate (paying below market rent) for a room in the home, he provided him 30 day notice to vacate the property as he was a month-to-month tenant.

I have 3 to 5 properties come across my desk each week.

About 3 weeks ago we sent out 45 letters from a listsource list and got 5 return calls.

NorthMarq sends out weekly or monthly rate sheets which have program details, recent closings and up to date rates/spreads.

The police found him death after almost a week.

It feels like I JUST got the contract signed last week!

i am having some 80 year old oak floors refinished this week on a rental that i own. 

They  have weekly phone calls and won't get off the phone untill they answer all your questions or tell you exactly what to do/whats not working.

Looked at houses in the area I wanted to buy - over weeks/months to get a general understanding of what made sense3.)

My thought was to offer her 4% or hourly rate with 4% max gross income  for Fielding calls (maintenance, emergencies, questions re policies, complaints, etc.)Inspecting units (bi annually, more in questionable situations)checking for leaks twice per year (part of inspection, putting blue tabs in toilet tanks, etc.)driveby's once per week (check for trash, exterior problems, etc.)We would do everything else.
