I'd keep at it in your area for the time being and get more experience and take advantage of house hacking opportunities as much as possible. 

Make sure you connect with local investors and realtors to hear what their experiences have been (if you haven't already done so).

It may look like you are overpaying on it on paper but if you buy nice product in nice locations you will appreciate and be well occupied at the same time in my experience.
