OK BP is driving me nuts. All these 22 year olds owning 30 doors, etc. I'm 32 and I only own a single triplex, in a relatively inexpensive metropolitan area.I know that there are probably lots of "late bloomers" here....

Not a tax advisor, but generally pretty simple.Once you take a member draw into your personal name (post-tax), you can do whatever you want with it.If you're buying RE in an LLC, I'd be sure to keep them in a separate LLC from your primary income earning activity that produced the cash.

I contacted the hedge fund to see if they'd be interested in re-structuring terms and holding or selling the note at that point if I purchased the property, but they are really just trying to flip the note and/or property.

Get it to fit just right and go on to the next piece......if you screw up, just get another plank and start again....not a big deal.Get a good fit, and then a good bead of silicone between the plank and the tub.....that will need to be re-done every couple of years to insure a water tight sealUnless the tub is sitting on top of the tile, that's basically what the tile guys did and then filled the gaps with grout...same principlePretty easy to do....just tedious.The other option is to use quarter round....but you will still need to spend a lot of time trimming and getting the joints to match right at each angle etc

However generally speaking I believe that if you can pass a driving test you can study and pass a RE Salespersons test with the same amount of energy.Now actually selling RE/contracts/farming/networking etc are another story, but getting licensed is easy.Good Luck in your adventure!
