Banks don't generally lend 100%.

The problem I'm running into is I have no idea where to find people who lend private money.

Yet things have vastly changed in the lending and real estate world since the previous downturn with certain "safeguards" put into place.

I am just getting into private lending myself.

As a loan officer there is a lot of things about the lending process that you know that the general public doesn't.

I would of course recommend trying to get to the root of it and conquering it, but if it's not something you forsee yourself doing in the near future then doing  syndication/private money lending might be your best fit.  

I have some experience with real estate and conventional lending, but have never used Hard Money for a flip or buy and hold.

A little more informationL Our HML didn’t want us to owner occupy, as it still was a non-owner occupied product, but had no problem lending to us in our own names, with no entity involved.

Ask for the commercial lending department.
