I do however usually start my search for NO FEE apartments so therefore I don't have much experience negitiating rates with agents. 

I’d be a hypocrite at that point and I have a higher authority to answer to . .. and Really Your not fooling anybody because it only takes a simple online search or call to the tax assets office to find out who actually owns the building even if it’s in a llc .

Around here a base hit SFR sells for 80K and rents for 1100-1200/month.In this case, I would be the buyer's agent, do the searching and initial look-over of the property, run the deal (likely on my own finances through a commercial lender), and place/manage the tenants after closing.

Litterally I went on google and put something in and a bigger pockets discussion forum came up with people from my area, but I just can't find out how to find it on the bigger pockets website once signed in.

Also I'm in search for a mentor in the Philadelphia area who can help guide me to become a successful real estate investor

I would also tell the agent I plan to record the contract so it shows up on the title search.

I am having hard time finding a place searching zillow and craigslist posts.

I am searching for rentals in other markets other than my own.
