If the Seller requires that you close at their title company, you can approach it one of three ways.1) You can ask if that title company will do same day back to back closings.

There is no perfect science, but making sure you approach the deal with a skeptical / conservative eye is important.

If there are any suggestions on how to approach my first flip feel free to chime in. 

I personally would rather be an investor/landlord willing to help than not to, as I have found the ethical approach to what my parents always told me growing up to "always treat others as you'd like to be treated" to be very fruitful in this game of life (and real estate) we all play.
