I don't expect all  Canadians would operate the same just that operating in Canada will influence your perspective somewhat. 

People will leave when it suits them but you can try to at  least influence timing.

This influences my philosophy. 

To diminish that by inferring person C has good credit but is assumed to be fiscally irresponsible is silly. 

It is just that market cycles run past presidential terms and are influenced by many factors.

Depending on what you are trying to accomplish, that really will influence what you do with your property.

It matters what the buyer thinks...or how you can influence the buyer to think positively about something.

I prefer properties which are more desirable for grad students - less wear and tear and more fiscally responsible.

It depends on how good you think you are at finding good tenants with your own resources and it will be influenced by the financial pressures you face.
