Tenant wants to own, let her out of lease?

So I just acquired some property and one tenant's lease is expiring at the end of this month. Obviously now they will have until the end of next month since they haven't been given notice.

She's willing to re sign a lease but wants out if she finds a home to buy. Part of me is like "that's basically a month to month which I won't do" and part of me is like "I shouldn't try to roadblock her way to owning a home". I'm starting to lean towards letting her out of it if she can prove she's under contract and gives me a month notice.

What do you do in these situations?

Why won't you do a month-to-month lease? A 1 year lease protects the tenant more than it protects the landlord. Besides, if she really wants out of a 1 year lease, she will easily get out of a 1 year lease without you "letting her out". In that case, you may try to keep her deposit would be the most you could hope for. But she is not trying to do that, she is being responsible and honest with you ... that should be rewarded, not punished. I say do nothing, let the lease automatically convert to a month-to-month, wish her well on her house hunt, and assure her that she is welcome to rent your property for as long as she needs to and remains a good tenant.
