Learn how to run comps and analyze deals the best you can (search on the BP blog for 65% rule for wholesalers) and then when you think one might be a good deal, bring it to the investor who has agreed to purchase the property, and ask him to confirm your comps and give you feedback.10.

What information do I need to get to analyze this deal better?  

As they say, you never forget your first :) I'm happy to announce we have closed on our first property and I wanted to post the details of the deal to 1) spread the success back into the community that helped us to achieve our goal and 2) get some feedbackAfter many weeks of analyzing property in our local market (Bay Area), we quickly became discouraged with the bloated cost of properties out here in CA.

Over the next year, I will be studying the market, analyzing deals, saving $ & working on credit.

I am analyzing a duplex near Seattle where the owners are in Bankruptcy (not sure if chapter 7 or 13?) 

My takeaway was to analyze accordingly for a winter rehab.

@Fabrice Eliacin I analyze deals I see on loopnet and make offers even though I don't think I'll get it.
