A simple google search should help you find some sort of real estate investing association in your region where you can meet up with other fellow investors and ask/learn about the topic.

WECU has a good reputation and Bank of the Pacific used to, until all the good loan officers left (some sort of weird thing happened with them).  

I have for example done extensive homework in my region (Vancouver, Canada) to find a solid REIA and see what they were about.

My goal is to really begin my journey down the path of Buy and Hold REI preferably within the Omaha, Nebraska region.

Currently Wells Fargo and PAS are a little slow and are refocusing there efforts in the region, so we do have some room in our schedule if you would like to get some pricing from us.

I ended up with the property and three cars on one wholesale deal, the guy wanted to be on the east coast last week but he could still see the pacific ocean, and only needed one of his four cars to get there.

I think that's Pacific time it's showing because your post says it was posted at 5:18 a.m. 

A good wholesaler will also be an expert in the region they market too.

@Nate Garrett  thank you... some interesting data.. need to be north of 15% rent increase to be above national average... the Pacific northwest which is really under the radar was a top performer. and look at the income growth in Utah... and we know why that is... most of the Gurus marketing arms are centered there and we know how much those guru's are making off of US folks wanting to crack into Real Estate rich's.... :)
