I know people killing it in Dayton but I'd recommend looking at other strategies like buying land and building single and multifamily in columbus. you can get lots right now for 30k or 40k within 1 mile of downtown in Franklinton, king Lincoln, olde towne east, southern orchards. land is a buyer's market and low competition.

I would look at other strategies too to open your mind. we do new builds single family and multifamily for investors here in columbus with 20% equity at a min. that strategy takes like 5 calls with investors just to get them to wrap their mind around it because it's sophisticated.

I chose not to buy a cabin for my first purchase so that I could have a couple exit strategies just in case so I'm ok with how things have turned out so far.
