That was one of many reasons why I originally got into REI.A combination of flipping and STRs can be a very successful strategy.

And if you can determine which strategy to go with and it makes financial sense, you go for it. 

Then start with a strategy like house hacking.

Hey @Aquilas Zephir Congrats on setting up your REI company and aligning with your strategy! 

I know people killing it in Dayton but I'd recommend looking at other strategies like buying land and building single and multifamily in columbus. you can get lots right now for 30k or 40k within 1 mile of downtown in Franklinton, king Lincoln, olde towne east, southern orchards. land is a buyer's market and low competition.

I would look at other strategies too to open your mind. we do new builds single family and multifamily for investors here in columbus with 20% equity at a min. that strategy takes like 5 calls with investors just to get them to wrap their mind around it because it's sophisticated.

Definitely agree with Glen, focus on your strategy and narrow down the final details. 

Your best bet to find cash flowing deals are either off market, or a BRRRR strategy. 

Heck.. even @Bill Brandt brought up an 'investment strategy', j/k... but it's solid advice.

I chose not to buy a cabin for my first purchase so that I could have a couple exit strategies just in case so I'm ok with how things have turned out so far.
