The exceptions tend to occur when you have a small town that becomes a popular place and new subdivisions start being built and when existing housing comes to market (gets listed) they sell quickly.Hope this helped.

@Brian Nordman buying term and investing the difference is a popular strategy that is used by the masses but I would argue that if you are investing in real estate and on this site you are most likely not part of the masses from a wealth perspective and more likely in the top 25% of wealth earners in the country.  

Tahoe has 2 or 3 very slow months but they are carried by the busy months (Tahoe is a popular destination in both winter and summer). 

Craigslist is not popular with new generation and educated folks anymore.
