Hey all, my wife and I have focused on single family rentals in the Denver area up until this point, with the goal of getting into multifamily properties.The deal that has particularly piqued my interest is a 30+ unit in the Denver area and I was wondering if anyone in the BP network that has more experience in this space would be willing to run through the numbers with me?

Hey BP Community, I was wondering who all out there has had experience with converting your rental property into a group home or sober house for ex-substance abuse clients. 

But it's still a wonderful "house hack" and a brilliant way to invest!

No HOA fees will make a huge difference.I can only speak for Birmingham, but with $220k in capital (debt and equity, not sure your split here) you could get a couple wonderful B/B+ properties that get about $950 per month each.

Now that I'm crunching the numbers, I don't know if I made a huge mistake buying these properties with debt, as it looks like the cash flow will not be that high, and the area has already appreciated so much that I wonder if it will continue to appreciate.

Just wondering if there is already a forum out there that is covering this?
