As others have said, while the HUD guidelines are typically looked at, it will be difficult for you to establish that you are not discriminating against a protected class (if some of the tenants are children), or otherwise using a pretext to bring the unit back to market rates after eviction.

I'm comparing several websites to market via SMS (text messages), and am wondering if anyone has any input (either positive of negative) on the effectiveness of this technology as it relates to RE.Originally I was using a list of cell phone numbers purchased from http://www.cell-phone-list.net in conjunction with a predictive dialer to reach potential customers for a RE related project I'm involved with.

Right now, it seems very cost effective and profitable to do this using a pre-fabricated home... where the materials are cut in a factory, then shipped to the job site, and the home is stick-built on site.

Although our LLCs aren't too expensive here in Colorado, using a 401k trust can still simplify the structure.There is a built in-Roth component whereas IRAs are either traditional or Roth, not both.A spouse can also participate in the same Solo 401k plan.The Solo 401k has additional tax benefits over an IRA when investing into real estate using leverage.The penalties for prohibited transactions are less severe, though it's best not to utilize this benefit :)
