As others have said, while the HUD guidelines are typically looked at, it will be difficult for you to establish that you are not discriminating against a protected class (if some of the tenants are children), or otherwise using a pretext to bring the unit back to market rates after eviction.

I'm comparing several websites to market via SMS (text messages), and am wondering if anyone has any input (either positive of negative) on the effectiveness of this technology as it relates to RE.Originally I was using a list of cell phone numbers purchased from http://www.cell-phone-list.net in conjunction with a predictive dialer to reach potential customers for a RE related project I'm involved with.

Right now, it seems very cost effective and profitable to do this using a pre-fabricated home... where the materials are cut in a factory, then shipped to the job site, and the home is stick-built on site.
