Again, wholesalers are in the same boat as real estate agents.Legally and ethically, there isn't a wholesaler on the planet worth two beans more than a really good real estate agent.

Bad news on that front, however, we have many others in the same market to look at.Many lessons learned but here are a few top ones:You will run into properties that look great and fall through, don't get frustrated just understand you are doing the right thing and keep powering forward for the next great dealHave a great PM partnered with you to by your eyes, ears and feet on the streetThere are many investors out there looking to cash in.  

It sounds to me you want to know what your purchasing power is before you buy.

I would tell you to find markets where the numbers would work, then find your power team in that market...then invest there.I'm not a fan of the BRRRR method as a strategy starting out.
