I have seen many people miss out on good deals because they are so caught up on making numbers work to their liking…when at the end of the day, they are just projections and estimate and will never be exact.

It's also good to have access to other people who have done the things you're trying to do.

Where people can get into trouble is when it comes to "self-dealing".

Do people want to move there.

Lastly, I would imagine that with all of the small business ownership involved, there's probably a local bank that already has a UCC filed and is unlikely to play ball with a private lender who's trying to realize their collateral.

Firstly, the people telling you to go ahead with it will not be there to pick up the pieces if it falls apart or is a daily headache.

People build wealth when they start to understand how to leverage debt in a responsible way. 

This is a separate method besides using my WiFi router to monitor how many people may be in the house since we have a "no parties" rule.
