Kansas is a landlord friendly state, but not as friendly as the ones that always make the top ten list.The downside to the market is that everything (not literally, but it feels like it) is 100+ years old.

Orlando is another great market where land is a little more affordable. only issue in Miami is cost of land. you can do it more efficiently in central florida. the same plot of land is about 1/3 the price and about 10 miles closer to the main areas. don't be afraid to look at tampa too. we are identifying gaps in the market where we can build and develop for others at a discount and they can refinance their cash out.

My portfolio is expanding and I feel I need to make a switch to a different software (I am currently using Innago) which has worked well for years but is missing some of the more sophisticated features - there is no mobile app for landlords so it's hard to manage on the go, there is no accounting functionality built in, changing lease terms/renewals can be clunky.
