Hi all,

Next week I'll be in Miami and and surroundings, exploring opportunities for BTR and spec homes. Would love to connect with people working on ground up development in FL!

won't overlap but we are focused in south florida market. if you want to connect I can point you in the directions we are going I have some underwriting. we are targeting ground up multifamily on infill or rural lots. Are you looking at central florida or just south florida? Orlando is another great market where land is a little more affordable. only issue in Miami is cost of land. you can do it more efficiently in central florida. the same plot of land is about 1/3 the price and about 10 miles closer to the main areas. don't be afraid to look at tampa too. we are identifying gaps in the market where we can build and develop for others at a discount and they can refinance their cash out. Miami is phenomenal and in my opinion one of the best you just should look at the ugly raw lands, etc. you have to buy ugly land to make a lot of money so it becomes more about land entitlement, wetlands removal, floodplain removal, etc to get lots to a buildable level. I'm based out of columbus ohio but I'll be down there for a month and considering moving our entire operation down there because of the economics of the state. same reason you are visiting. what size deals are you looking at?
