If you are already providing internet, you can by-pass the lack of a landline by getting a VOIP/SIP line & then use any touch tone (not rotary) phone with an ATA (analog telephone adapter).

Your best bet would be to use a title company or closing attorney in the state the property is in, many times an out of state title company wont touch properties out of their area.
