*Newbie* Where to really begin?

Hi everyone, this isn’t going to be your typical newbie question such as “how do I first start?”. Rather it focuses more on the smaller details that usually do not get asked or answered during podcasts.

1. How do you first figure out the value of property around your area? Is there a calculator that provides that or you just analysis the average of houses listed around you. How do you know if a house is below market value and above market value?

2. Do you guys create your own contract for tenants or do you find one in the internet to use?

3. I’m sure this question gets asked a lot but how do you start investing in a VERY expensive market(I live in San Fransisco). Should I move to a less expensive area? I would love to stay in California but it’s so expensive here.

4. Should I learn the whole process of buying a house to get a better understanding of how financing for a house works and such?

5. What are some guides and tutorials that go into detail with literally the intro to real estate investing? I’m just sort of confused on how the whole process works especially with getting the property financed.

6. Is wholesaling looked down upon? Would it be a good business to get into at California especially since I don’t have any money to begin with.
