Then there are people like me who use it as part of my broader strategy and intentionally limit our activity. 

When I see all the investment and intentionality in improving the city, it only increases my confidence in investing there. 

There are other methods I've heard of where property is transferred to an LLC and the LLC is transferred, but I feel like that is asking for trouble since the intent of it is to skirt around a law rather than do something legitimate in the state's eyes.

I posted my rental ad on multiple platforms (zillow, trulia, zumper, craigslist, apartments.com) and set the rate about 10% higher than the market with the intention to lower it gradually and also my unit is freshly renovated and nicer than the comps.

Their intent to rehab and resell it was likely the plan all along.
