I strongly suggest in buying a mentor coach, but they can be pricey.

I am very coach-able and love to learn.

I know many investing coaches advocate MFH as a way to get higher cash flow from your investment dollars, but most often I see that strategy employed in markets with higher land values.

I extremely open to coaching  & ready to help contribute as much as I can to the community. 

Not saying you should literally do this, but asking if you trust him to this extent.If so, then you have direct access to a tape of bank notes, with no middle men marking them up, and an expert in the field who you trust and sounds like is willing to coach you through it step by step.

What I read is something akin to "XYZ is the real deal and he's been my coach/guru/mentor for 4 months."

They also stay with you and coach you through your first couple of deals. 

As my coach says, they're "disqualifying the opportunity before it disqualifies itself."

I wasnt a huge fan of the established groups, paying to be sold or pitched or moved into a coaching program was just wasting my time.
