I would be sure to go to the area at night a few times (hopefully when its not cold if thats at all possible) to see whether this is a bad area or not.

Gathering a buyers list, along with scouting out FSBO's in my area as far as leads I could cold call have been what I have been focusing on, with the Buyer's list being the main focus.

People get cold feet, or feel things aren't equal etc...

When I make my cold calls I occasionally come across someone who is a flipper, rehabber, or investor, so I inform them I am a wholesaler and ask what they are looking for and where they are looking for it.
