I walked a property Sunday and gave an offer Wednesday. 

Netting 5% on a deal that I turned in 60-90 days gave me annualized returns on capital of >20%, which fit my business model.

Both have been acquired with traditional commercial financing (6% @ 25yr amm.). apartment with no moneydown (actually walked way with $40k and <10% money down on the multi-use property.

Try walking into your bank and asking for a 30 year loan to buy some bitcoin lol.

In fact, every time I've encountered a scenario where AO is a good fit, it's someone that could easily get hard money anyways, this is just going to be at a far far better rate/points combo.

Of course this is all subjective to the individual and not one size fits all. 

But I'm not sure about liability if people would be walking through my home to get to the roof deck, using my bathroom, drinking alcohol, etc.
