My recommendation to find a bank is trying one that if you walk in and ask to speak to the president and you can.

I disagree, while we all would love to do the lipstick deals and turn fat profits, that is just not commonly available for this competitive market we preside in today.

@Drew Reynolds I’m not an expert or CPA but I believe investors who hold their investment for ten years can elect to step up basis to FMV at sale, so they may also get the possibility of no capital gains tax on appreciation of the opportunity zone investment.
