The bulbs seem reasonable for us to fix, but is the ice maker an item we should deliver?

I’m not really sure how else to put it but thanks I’ll do my homework    If I may be so bold: You are trying to find out if you can save some money by having the Seller give a title search to the end buyer rather than to you, or, if you are taking without a title search from the Seller, you can avoid getting a title search for your (putative) lender and have only one policy going to the ultimate buyer.Unfortunately, you never get the ultimate buyer all the way to closing without showing him that you can deliver good title, so no, you cannot get away without having a title policy.

Of course, if the seller can't deliver title, the seller is in breach, not the buyer.

I've heard of mentees that started out cleaning up construction areas on a flip at the end of each work day or picking up supplies at Home Depot and delivering them to the job site.

I personally deliver letters on the day of closing (in the evening after closing has occurred).

I made my offer with the request for all 3 units be delivered vacant (1 already is), but I’m preparing in case the seller doesn’t want to accept that condition.

And on that point, real estate is able to deliver much better returns in my opinion.
