Buying a house with tenants who won't leave California
Hello all,
My wife and I have been looking for a primary residence for a awhile in the bay area. A house popped up that checked all our boxes and found out through our realtor it's currently a rental with tenants who won't leave. The owners are going through the eviction process as the tenants haven't paid rent since December. The thing is the house is listed around 1 million and the house next door is smaller with same size lot and just sold for 1.5 million. There aren't any disclosures or pics of the inside but we are just assuming worst case of a total remodel.
My question is, is there any case where we could really get screwed here by putting in an offer and the people not actually get evicted? From what I understand not paying rent is obviously a legal reason to evict someone and as long as you follow state's lengthy process correctly they will eventually be evicted.
My thought is, this is similar to a house having foundation problems or some other major problem where it's going to steer most people away but possibly be a golden opportunity for whoever buys and deals with it.
Any guidance is very much appreciated
