Zillow has been making deals with individual MLS so data quality is not consistent between metros.I would use Realtor.com since they are linked to the MLS.

Your broker can be responsible for everything you do in real estate, even dealing as an individual for yourself!

I think it is a better deal than if he were to sell each individually. 

What works for the individual is always key, however Ca. does have a boom/bust market, as you have experienced.  

You should contact the local taxing authority and your lender.

My interest for the RE license is strictly to show the top REO agents that I mean business and highly respect the industry and how hard these individuals work.I understand that I have to disclose my license holdings when investing, that doesn't scare me at all.

This has nothing to do with your real estate agency position.Look to "net listings" with or without a listing agreement.Each state interprets laws differently, someone in one state should not be advising how a RE commission deals with matters unless they have specific knowledge of that commission or state laws.......maybe they are an attorney authorized to practice in your state. 

I own a few properties in Ga and TX and am looking forward to growing more--however, I think it would be beneficial if I network with other like-minded individuals.
