Buy a home with as many bedrooms as your budget will allow in a nice enough location and rent all the rooms.

Speaking from experience, I would not allow anyone to move in unless I have all signatures, security deposits, first month rent, etc.

I feel like "allowing" their mail to come to your address 1. encourages them to break the law and look in your mailbox for their mail 2. could make you responsible for their mail in some way.

Was blessed my past skillset allowed me to do great.

Or have them pay the rent as normal then deduct it from the hotels bill on the next months rent? 

There is so much information and the more I hear, the more questions I have :) LLC or Not, DSCR financing will allow you to cash out after 90 days seasoning.

Are properties allowed to be rented without having a street address and/or mailbox to receive mail? 

My only other recommendation is that if you allow dogs, add a photo with your dog. 

If you are on good terms with your existing tenant, try to come up with a "viewing schedule" that the tenant will allow.
