The tenant move out and without even advertising I have high demand from people.

Or maybe they think you'll be a pushover and negotiable on the price.Your advertising should be clear about your most basic qualifications.

@Mark Stevens it depends on a lot of factors--such as the grade of the property & neighborhood, the rent price, whether the unit is at, above, or below market rents, the availability of tenants, the supply of competitor rentals, the priority that the property has with the PM (which depends on the ratio of how much revenue the property is going to generate for the PM versus how much hassle the property is for the PM to manage), the PM's level of experience with advertising & placing tenants, whether the characteristics of the property match the needs and desires of the tenant pool, etc., etc.

If you advertise the auction is going to end at a certain time them it should be over at that time.

From looking on the internet I see tons of advertisements saying 8-12%, 2 to 5 points, 6 months to 7 years.

I make all my rental decisions the same day I receive the application and, on average, have a new tenant and signed rental agreement within two days of a property being advertised.
