I don't see how this shouldn't be true, but TurboTax shows it as taxed at our capital gains rate. 

They are not true separate residences, most are like a bedroom with possible separate entrance.

The market is definitely as hot as it gets and a listing with no offers would generally translate to a price decrease.However, you need to take into account that news reports and experiences regarding the market in general, don't necessarily mean that the same is true in your specific market.  

But do not assume this to be true.  

You would also need to know the true purpose of the operator and have it spelled out in the contract in the event they pivot to something that isnt allowed per your HOA or something you aren't comfortable with down the road.

And it has to be a true comp - a house with granite countertops and premium finishes is not a comp with a home that has "rent grade" finishes and laminate countertops.
