Investment properties in Las Vegas

Looking to purchase my first rental in Las Vegas.

How often do duplexes come up in this area?

Or single family homes with mother in suites/separate entrances?

I plan on living in it for a year before renting out completely.

Would love to hear anyone’s experience purchasing and renting in this market.

I agree with Bill, best choices are for the new SFR with the mother in law suits. They are not true separate residences, most are like a bedroom with possible separate entrance. I showed some of these recently.
