Hello @Alexander Holmes, I am from Massachusetts and I couldn't agree with you more about the cold weather!!

Pass.I just happen to love the ocean and the weather.

That includes a new quartz counter top, re-flooring to included laminate hardwood floors, high end stain resistant carpets in the rooms, new designer paint and trim, new master bathtub/shower and tiles, new tiled fireplace and some other things plus all labor.

I am sure you miss the Cleveland area and you are sick of that beautiful weather!!!

Even in a down economy people still pay their rent, so you should have no problem weathering the storm if it comes.  

Hi All, What would you estimate the gas (steam boiler system) & water charges to be for a 30 unit apartment building in a cold weather midwest state (Illinois, Michigan, Ohio, etc.)?

Read up on those who weathered the storm in 08 and those who didn't and form your own conclusion.  

Allure is described as "water resistant", not water proof. 

I do not adjust rent based on weather a tenant wants to commit to a long lease or not.

My mom put in drought resistant plants on the perimeter and sand in her front yard, and it looks terrible, to me...but many people on her street have done the same. if you are gonna live there...just cover it with mulch for now. and spend your 5 grand on something more important.
