Reading a lot of posts on this forum it sounds like many of you look at the whole picture and it's not always black and white… To me the 580 and the bankruptcy are unacceptable at face value, however, the 7 years, the 4.7X, and 0 late payments since bankruptcy offset those blemishes.

It sounds like you have a solid plan, and already have some experience under your belt.

I have made some upgrades since living here, fully renovated the bathroom and laundry room, upgraded appliances, added a tankless hot water heater, and replaced all galv. pipe with pex.

Sounds like the real criteria is "must provide an after-rehab equity of at least $50k".
