Presumably there are far more investors with a capital need than lenders with capital to deploy, so I'm aiming to understand how best to identify and connect with these investors / deals.Thanks in advance for your advice!

I have a decent understanding of it all and some sample documents but would greatly appreciate some guidance with closing this deal. 

@Bob SmithWhile investing via Turnkey Rentals sounds easy, you should understand that you will be paying full retail, often even more, for the properties.

And obviously the better the script the better the results over time.Lastly, just understand the more distressed the list, the fewer calls/texts it requires to get a lead or a deal.    

Recently did a clean-out of several disruptive, law and lease-violating tenants, but have been coming up empty in finding solid replacements, and could really use some revenue coming in again. 

Tenants understand the what and why of rent increases and again could care less about your situation.

Solid market for low income investors, cash flow investors, Section 8 investors, that type of thing.

I haven't as I don't really know and/or understand US real estate landscape.

If I will refinance before the 5 year fixed period expires, without any penalties, I'm having a hard time understanding why I'd want to go forward with a fixed rate currently.
