I don't really want to mix business with my personal life.

These tenants are so big that obviously you aren't going to get a personal guarantee out of them, but they're also such a safe bet that it's not seen as a big deal.In the smaller range of 3-5 year leases and small businesses, you don't see a lot of NNN, and you see more personal guarantees for the first term of the lease.

Please share pros and cons with this arrangement.   

Attacking someone personally for having a different opinion is not really a classy position to be in.  

Or what if you personally found home you want to buy without a real estate agent...is it recommend to engage an agent?

On the one hand, I realize I just need to let time do it's magic and enjoy appreciation and debt paydown, but I'm looking for ways to continually grow my portfolio by either acquiring more properties or finding ways to generate more income which will be used to purchase more properties.I tried using OPM but that doesn't work for me for several reasons - if I go down a loan route I can't pay it back because of my LTV cap and partnering for equity requires a lot of work in bulding trust and even then it's for a very small share of equity which is insignificant.

So I am turning to the BP community at large to see if anyone here has any personal recommendations?

Make sure whatever you buy, you go and personally view the homes.
