Oh man those pace loans are bad news, I believe there are options through the lender to move the pace loan to 2nd position. $48k for solar seems outrageous, pace loans have killed a few deals for me over the years they wouldn’t pencil with them.

Let me guess whose going to pay for that, oh yeh the middle class.  

Finally after constant nagging they passed along some feedback, "Oh yeah, some potentials have mentioned the large furnace in the living room as a reason for not putting in an application".  

Any good HVAC Contractors that you have worked with previously that you would recommend? Preferably someone with experience and a good sense of urgency.

I've seen Ohio Cashflow, but from what I've read they only work with all cash purchases.

This deal is in the Canton, Ohio area, but in a middle class suburban neighborhood on the NE end.- Duplex with both sides rented at $625 each ($1250 total monthly income), seems about market rents for the area- Asking $120,000- Annual taxes are $2400- Been on the market since November- Repairs appear to be minimal, still need inspection (rentable, but not updated)What other information am I missing?
