@Matthew T. the biggest issues I experience with LD flipping is that you're probably going to need to pay more people, and with sourcing deals, so returns aren't nearly as good.  

I did it for you below, but you're going to need to populate everything for each of the deals, I don't know what your costs are in your area.

I'm also going to need a place to live within the next 6 months to a year, so I would be looking to invest in a property that I'd be living in as well; live in a unit, and rent the others.

You can buy a house for $25K - $40K in places like Irvington, but they are going to need extensive rehab.One strategy we employ is flipping small multi-families in good rental towns to owner-occupants.
