@Jeffrey L EvansA few simple things to keep in mind.5% down is available up to 500k, then it goes to 10% minimum after the 500k, up to 1 million. 

We have a ton of local folks on here that'll add value and be sure to attend meetups to meet like minded folks.

Keep in mind, if the market busts, flipping as a business becomes much harder.

Remember as real estate investors we should look for motivated sellers and not be motivated buyers.

In other words, are you competing via price vs hotels...getting budget minded clients...or do youhave a particularly attractive location?
