5 BR, 2 bath vs 4 BR, 3 bath

I'm considering rehabbing a 5-br, 2 bath house (it's a major rehab) and one possibility is converting a smaller bedroom into a bathroom, thus changing it into a 4-br, 3 bath (or maybe 2.5 bath) house. Just curious to get the general BP community's opinion on if you'd rather be selling a 5/2 or a 4/3 house.

(Yes, I realize that market research in my target area is important as well, just wanted to get the general opinion from the BP community at large as well).
