I can remember when I have had reached that point of no return a few times and I was knocking on the tenants door essentially saying shape up or ship out.  

I'm not knocking higher education, it's just that you seem to have already chosen your career path......?

I have knocks many doors for guidance but I can't seem to go far.

Eliminating the Multiple Listing Service (MLS) the marketing required to find deals are direct mail, door knocking, bandit signs, social media,..... 

There are plenty of options:- Driving for dollars - For sale by owners on Craigslist or Facebook Market Place- Cold calling- Door knocking- Direct mailDo a google search on any of the above and you will find plenty of additional information.Find a great deal and there will be plenty of investors who would love to partner up.

If I was still living in CLE I would try that route, but best for me to replace as I am fortunate that this will be my only expense this year on this property (knocking on wood!)

I noticed you listed it for $1500 and then 3 days later knocked it down to $1400, then 3 days later knocked it down to $1300.

A simple letter or if you are local a door knock and then if no one is there drop off the letter is all you need.

Do not knock on any doors.
